The First Call

A relaxed conversation with Kelly or Josh about your home, your goals, and whether Pink Chair is the right partner. No pitch deck. No pressure.

In-Person Walk-Through

We visit your home to see it firsthand — photograph in progress, note upgrades or preparations that would strengthen the listing.

Setup & Launch

Listing photography, copy, pricing, and channel distribution. Owner portal setup, calendar sync, and vendor coordination.

First Guest, then Rhythm

Your first booking, first review, first monthly report. We check in weekly at the start, then settle into a rhythm you’re comfortable with.

What kinds of homes do you take on?
Single-family beach homes, condos, and townhomes in our service area — Pass-a-Grille, St. Pete Beach, Madeira Beach, Downtown St. Petersburg, and Tierra Verde. If it’s outside the area, we’ll be honest and pass.
How does your fee structure work?
Our management fee is a percentage of booking revenue and depends on the home and the scope of what you’d like us to handle. We share the specifics on the first call — no online calculator, because every home is different.
How long does it take to onboard a new home?
From the first call to the first booking is typically two to four weeks, depending on photography scheduling and any pre-launch prep. We walk through the full timeline together upfront.
Do you take homes not on the beach?
Some — Downtown St. Petersburg homes without direct beach access have a real audience. We’re selective about location because we know which listings can deliver both revenue and guest experience.
What if I already have a manager?
Most owners we work with came from another manager. We handle the transition quietly — often coinciding with a natural break in the season — and coordinate directly with your current company where appropriate.
Can I still use my own home?
Of course. Blackout dates for personal use are set by you, at any time, through the owner portal or by asking us directly. It’s your home.
